What affects the cost of a snagging survey?
Property size is the main factor — a five-bedroom detached home takes roughly twice as long to inspect as a two-bedroom apartment, which is why our pricing is banded by bedroom count rather than quoted case by case.
Stage of purchase can matter elsewhere in the market: pre-completion inspections are often priced higher because of tight developer access windows. We charge the same either way.
Technology is where most quotes diverge. Many firms treat drone and thermal surveys as paid extras of £75–£150 each. Both are included in our fixed price.
Is a snagging survey worth it?
A typical inspection identifies £3,000–£8,000 worth of defects the developer is obliged to put right free of charge. Against a fee starting at £349, the survey usually pays for itself many times over — and the report gives you leverage that a verbal conversation with the site manager never will.

When do I pay?
After the inspection is booked and confirmed. Your report is issued within 48 hours of the visit.
Do you charge for a re-inspection?
Re-inspections after the builder’s remedial works are quoted separately and are always cheaper than the original survey. Ask when you book.
