What affects the cost of a snagging survey?
Property size is the main factor — a five-bedroom detached home takes roughly twice as long to inspect as a two-bedroom apartment, which is why our pricing is banded by bedroom count rather than quoted case by case.
Stage of purchase can matter elsewhere in the market: pre-completion inspections are often priced higher because of tight developer access windows. We charge the same either way.
Technology is where most quotes diverge. Many firms treat drone and thermal surveys as paid extras of £75–£150 each. Both are included in our fixed price.
Is a snagging survey worth it?
A typical inspection identifies £3,000–£8,000 worth of defects the developer is obliged to put right free of charge. Against a fee starting at £349, the survey usually pays for itself many times over — and the report gives you leverage that a verbal conversation with the site manager never will.

Is the price fixed or is it a starting estimate?
It is a fixed price set by bedroom count alone. AS Pro Snag does not quote by property value, developer or postcode, and the figure you are given when you book is the figure you pay. We hold a quoted price for 30 days.
Do drone and thermal imaging cost extra?
No. Many firms sell a drone roof survey and thermal imaging as upgrades of £75–£150 each. With AS Pro Snag both are included as standard on every package, whatever the size of the property.
Is VAT included in the price?
Yes. Every price quoted by AS Pro Snag — £349, £400, £490 and £600 — includes VAT, so nothing is added at invoice stage.
