Snagging surveys in Manchester

Manchester is unusual because so much of its new build stock is apartments rather than houses. High-rise inspections bring their own defect profile: balcony drainage falls, communal corridor finishes, MVHR units left unbalanced, and glazing seals that were fitted at height in poor weather. We inspect apartments and houses on the same fixed-price bands.

On the housing estates around Didsbury, Chorlton, Wythenshawe and Gorton, the most common issues we log are roof tile slippage on gable ends, gutter runs bedded with mortar debris, and loft insulation that has been walked on and compressed during the final fit-out. All three are invisible from inside the property, which is why the drone and thermal survey is included as standard.

Manchester plots are frequently handed over while adjacent plots are still being built. Keep photographing after you move in — damage from ongoing site traffic is still the developer's responsibility if you report it in writing.
