Snagging surveys in Liverpool

Liverpool and the wider Merseyside coast are exposed sites. Wind-driven rain from the Irish Sea finds any weakness in pointing, render and window seals far faster than an inland plot, so weather-tightness is where we concentrate on the external inspection.

In West Derby, Speke and Halewood we regularly log the same three defects: incomplete cavity insulation showing as cold banding on thermal images, drainage gullies set too high so surface water ponds, and garage thresholds that flood in heavy rain.

Waterfront and Baltic Triangle conversions need a different eye again — the mix of retained structure and new build means junctions between old and new are where cracking and draughts start.
